Renter's Insurance
A standard policy covers three things:
- Personal Property Coverage ($30,000–$50,000 baseline): Replaces personal belongings (furniture, electronics, clothing, bicycles) if damaged by fire, smoke, water pipe bursts, or stolen during a break-in. Belongings are covered worldwide, including property stolen while traveling or inside a vehicle trunk.
- Personal Liability Coverage ($100,000–$300,000 baseline): Protects you financially if a guest suffers an injury inside your apartment or if you accidentally cause property damage to the building (such as an overflowing sink flooding a downstairs neighbor's unit).
- Loss of Use / Additional Living Expenses ($5,000–$15,000 baseline): Covers hotel accommodation, temporary rental costs, and restaurant meals if your apartment becomes uninhabitable due to a covered peril like a fire.
Landlord Requirements

Mandatory Landlord "Interested Party" Clause
Before issuing apartment keys, SF landlords require your insurance binder to list the property management company as an "Interested Party" or "Additional Interested Party" (along with the building address). This endorsement does NOT grant the landlord coverage under your policy; it simply ensures the insurer automatically notifies the landlord if your policy is canceled or lapses.
Auto Insurance Minimums
- Current Minimum Limits (15/30/5):
- $15,000 for bodily injury or death to one person.
- $30,000 for total bodily injury or death per accident.
- $5,000 for property damage per accident.
- Coverage Reality: California's statutory $5,000 property damage limit is dangerously low in San Francisco, where hitting a single modern vehicle can result in repair costs exceeding $20,000. Insurance advisors strongly recommend maintaining at least 100/300/50 liability limits.
- Comprehensive Coverage & Car "Bippin": Standard auto liability insurance does NOT pay for shattered car windows or stolen items. To cover smash-and-grab window repairs (which cost $250 – $500 out-of-pocket per window), you must add Comprehensive Coverage with a low glass deductible ($50 – $250).
Umbrella Liability
If you have significant savings or high earnings, an umbrella policy adds a large liability cushion on top of your renter's and auto policies.
- Cost: Approximately $15 – $25 per month ($150 – $300 per year) for $1,000,000 in excess liability coverage.
- Mechanism: An umbrella policy activates after your underlying renter's liability ($300k limit) or auto liability ($300k limit) coverage limits are exhausted during a major lawsuit.
- Prerequisites: Insurers require you to maintain underlying baseline limits (typically $300,000 renter's liability and $250k/$500k auto liability) before issuing an umbrella policy.
Earthquake Insurance (CEA)
Standard renter's policies exclude earthquake damage entirely.

Earthquakes Are Not Covered by Default
If seismic activity destroys your furniture, electronics, or belongings, a standard renter's policy pays $0. You need a separate add-on.
You can add earthquake coverage through the California Earthquake Authority (CEA) via your existing renter's insurance provider.
- Pricing: $15 – $50 per month ($180 – $600 per year), depending on building construction type (e.g., retrofitted wood-frame vs unreinforced masonry) and zip code.
- Coverage Scope: CEA renter policies cover personal property ($10,000 to $100,000+) and loss of use / emergency living expenses ($5,000 to $25,000+).
